Flat and low-slope roofs take a beating in Southern Utah: relentless UV, big temperature swings, and the occasional monsoon that finds every seam. When the roof underneath is still sound, a silicone roof coating can seal it and give it a new weathering surface instead of a full replacement.

What a silicone roof coating actually is
Silicone goes on as a liquid and cures into a seamless, rubbery membrane that bonds to the existing roof. Gaco's silicone line includes GacoFlex S20, GacoFlex S42, and GacoRoof, rated over modified bitumen, built-up roofing, cap sheet, metal, spray foam, and many single-ply membranes. Gaco states that silicone "withstands permanent ponding water without softening," which matters on flat roofs where water sits after a storm.
It is a flat and low-slope roof system. Gaco states its GacoRoof product is not for use on individual asphalt shingles, so if you have a pitched shingle roof, a coating is not the answer.
Restoration instead of replacement
Tearing off a flat roof means labor, disposal, and days with your building open to the weather. A coating goes over the roof you already have, which Gaco notes lets owners "avoid time-consuming and costly tear-offs." The catch is that the roof has to be a good candidate: structurally sound, with any wet insulation, blisters, and failed seams repaired before coating.
That's why every job starts with an inspection. We check the roof surface, seams, drains, and penetrations, including any skylights or sun tunnels, and tell you honestly whether coating, repair, or replacement makes sense.
Made for the desert sun
Gaco states that silicone "will not degrade, chalk or crack under harsh UV rays," which is the main thing that wears out flat roofs in Washington County. A white silicone coating also turns a heat-absorbing roof into a reflective one. The U.S. Department of Energy notes a white roof can reflect up to 90% of sunlight, which keeps the roof surface and the space below cooler.
Application is done right or not at all: the roof must be clean and dry, and Gaco sets an application window of 32°F to 120°F for both roof and air temperature. In a St. George summer that means scheduling around the hottest part of the day.
Warranty
Gaco backs its silicone coatings with manufacturer material warranties, and longer labor-and-material system warranties are available when the coating is applied by a Gaco-licensed applicator to Gaco's specifications. Common questions
How long does a silicone roof coating last?
It depends mostly on how thick the coating is applied and the condition of the roof underneath, which is why manufacturer warranty terms go up with coating thickness. A silicone roof can also be renewed later with another coat of silicone instead of being torn off. Your written quote spells out the thickness we apply and the warranty that comes with it.
Is a silicone roof coating worth it, or should I replace my roof?
A coating is worth it when the roof underneath is still structurally sound and just needs a new waterproof surface, because it seals the roof without the cost of a tear-off. If the insulation is saturated, the deck is damaged, or the roof has failed across large areas, replacement is the right call. The free inspection tells you which one your roof needs.
What are the disadvantages of silicone roof coating?
Silicone is slick, especially when wet, and it picks up dirt over time, which lowers how much sunlight a white coating reflects. Once a roof is coated in silicone, future recoats need to be silicone too. It is also only for flat and low-slope roofs: Gaco states its GacoRoof product is not for use on roofs made of individual asphalt shingles.

Does silicone roof coating hold up to standing water?
Yes, that is one of its main advantages on flat roofs. Gaco states that GacoRoof "will not soften, bubble or degrade under permanent ponding water," so the puddles that sit on a flat roof after a monsoon storm don't break it down.
Can you walk on a silicone-coated roof?
Only for occasional maintenance. Gaco notes that silicone "can be slick, especially when the surface is wet," and says GacoRoof should not be used on areas with regular foot traffic, such as a deck or walkway.
