Repair: most leaks aren't the skylight's fault

Modern skylights do not leak when installed correctly with the proper flashing system. Most leaks trace back to improper installation, failed flashing, or aging roofing material around the unit. We inspect the flashing, the seals, and the surrounding roof before recommending anything.

We also offer skylight cleaning, maintenance, and restoration to keep existing units clear and performing, which can add years to a skylight that is fundamentally sound.

Replacement: the signs it's time

Leaks, water stains, foggy or cracked glass, drafts, and excessive heat gain are the classic signals. So is age: a skylight past 15–20 years is at the end of its design life even if it still looks fine from below.

Because most older units are curb mounted, a new VELUX curb mount skylight can usually go on the existing curb without re-flashing, which is why most replacements are finished in one day.
